These are planning ranges, not a price list, and they are before HST. We quote every job individually.
What moves the number up
Bathrooms, not bedrooms. A bathroom takes three to four times as long as a bedroom. A three-bedroom house with three full baths costs more than a four-bedroom with two.
Condition on the first visit. A house that has been cleaned regularly and a house that has not are different jobs. The gap closes after one visit and never comes back.
Hard-water scale. Waterloo Region water is hard. Heavy scale on glass and chrome needs descaler and dwell time on the first clean.
Pets. Hair, especially on stairs, carpet and upholstery, adds real vacuum time.
Clutter. We clean surfaces; we do not organize. If counters and floors are covered, either we tidy first at the same hourly rate or the clean skips those surfaces. Your call, decided before we start.
Turnover crunch weeks. The last week of April and the last week of August are the busiest in the year. Rates do not change, but availability does - book those early.
What brings it down
A shorter interval (weekly costs less per visit than biweekly), letting us in without you having to be there, a consistent day so the route works, and putting add-ons like the oven and the fridge on a rotation instead of every visit.
What is always included
- A written scope and a flat quote before anyone starts
- All supplies and equipment, unless you want your own products used
- Liability insurance and WSIB coverage on the crew
- A call before any work outside the agreed scope
- Photos on completion for turnover and move-out jobs
Frequently asked questions
Do you charge by the hour or by the job?
By the job. You get a flat quote after a walk-through or photos, and that is what you pay. The only exception is when you ask for extra work on the day - that is quoted before we do it.
Why is my quote above the range?
Usually bathroom count, heavy hard-water scale, pets, or a first clean on a house that is well behind. We will show you what we are looking at.
Is the quote free?
Yes. A walk-through takes about fifteen minutes, or send photos of the kitchen, the bathrooms and one living area and we can usually quote from those.
Do you need a deposit for turnover work?
For multi-unit landlord blocks in the May and September crunch we take a deposit to hold the dates, because those weeks turn away other work. Single homes, no deposit.
Do you tip?
Not expected. If the crew did well and you want to, they will not argue - but the price is the price.
