The lease calendar drives half the work in this city. Between the University of Waterloo and Wilfrid Laurier, a very large share of Waterloo housing is rented on 4-, 8- and 12-month terms, and those terms end together. Late April into the first week of May, and the last week of August into the first week of September, are the two crunches: a tenant moves out Saturday, the next one arrives Sunday or Monday, and the unit has to be clean in between. We block those weeks out months ahead for landlords and property managers, and we work in the order the units come free rather than the order the calendar was booked.

Student houses need a different scope than a family home. A four- or five-bedroom house near Hazel, Regina, Lester or Phillip that has held eight tenants for a year is not a regular clean with more square footage. It is a fridge and freezer stripped and degreased, an oven and range hood that have not been touched since the last turnover, bathroom grout and tub surrounds, hard-water scale on fixtures, sticky kitchen cabinet interiors, baseboards and door frames, closet shelves, and vinyl or laminate floors that need to be washed twice. What is not included?

We do not do exterior windows above ground level, carpet steam cleaning, mould remediation, pest cleanup, biohazard work, or moving heavy furniture. Interior appliance cleaning, interior windows, walls and inside cabinets are available but are priced as add-ons rather than assumed - so a normal clean is not carrying the cost of work you did not ask for.
